However, current market conditions demand non-traditional
selling strategies. In other words, what worked yesterday [may]
not be enough today to find an approved buyer for your house.
With that said, we prefer to work with sellers
who will *consider* NON-traditional selling strategies:
Sellers
who will consider lease-optioning their property.
Are you aware that many savvy buyers with good credit
and sufficient down payment money to buy your house outright
prefer to buy on a lease-option?
Are you aware that not all people with bad credit are
deadbeats? Many people unable to obtain financing, i.e.
self-employed without the perfect file for underwriting
or the buyer who's trying to get a jumbo loan or the buyer
who's recently divorced with an ex who destroyed his/her
credit, want to own.
Learn about all selling options before denouncing them.
Sellers
who will consider offering an interest-rate buydown. Either
fundamentally or literally, all buyers have 'sticking
points' ... items/principles on which they refuse to negotiate.
For some buyers, it's the interest rate. They can afford
payments at the higher rate, but they (for whatever reason)
will not budge off that position.
In these cases, take the money you were willing to reduce
the sales price and buy-down the buyer's rate. Win-win.
Sellers
who will consider carrying back a second mortgage. With
sufficient equity, you can carry back a second for the
buyer, while benefitting the buyer AND you the seller.
Your second is secured by the house.
You earn interest (income) on your money, perhaps
a rate better than prevailing CDs, bonds or stocks.
Nonetheless, the point is that sellers OPEN
to NON-traditional selling strategies generally do better.
Each non-traditional selling strategy provides
benefits to sellers, though many sellers, schooled in the old-fashioned
manner of buying and selling houses, will not budge.
Typically, sellers who won't budge or consider
non--traditional selling strategies end up sitting on their
houses...they don't sell. That's sad.
We prefer to work with sellers who want to
sell...sellers who at least will *consider* all selling options.
