| How can I buy a home if I have bad credit? |
With bad credit, you cannot buy a home the tradtional way with a bank or mortgage lender. In today's market, you need a nearly perfect file and a middle score ~650. As such, there are no guarantees. In fact, if you have good credit and a great application file for the jumbo loan (that is, a loan $417,000 or more) you need, you may not (today at least) get your loan. | How much option payment do I need? |
The amount of option (or down) payment depends on the price of the home your family desires. That is, the more expensive the home, the more down payment required. Generally, the down payment averages 1-3% of your desired home's price. 100% of your down payment is applied to the purchase price. |

During the lease term, your family is able to make improvements and live in the home as if it is your own home. Also, you’re able to accumulate additional down payment and closing costs; you're able to check out the neighborhood, the schools, and shopping before committing to purchase your new home; you're able to sell another house; and, if applicable, you're able to establish the required work history and resolve any other obstacles before securing your own financing. |
